Used Mobile Homes in Las Vegas, NV

A good used mobile home is one of the most affordable ways to own your own place in Las Vegas. The trick is knowing which used homes are good and which are somebody else's problem, repainted.

Why used often makes the most sense

A new manufactured home is lovely, but it's also the most expensive way into the market. A well-kept pre-owned home gives you the same shelter for a fraction of the price, often with a few upgrades the original owner paid for, a newer AC unit, laminate flooring, a remodeled bathroom.

For a first home, a downsize, or a place to live while you decide what's next, used is hard to beat. And because the price is lower, the financing amount is smaller, which sometimes means the difference between qualifying and not.

What we check before we list a home

We don't buy homes blind and we don't list them blind. Before a used home goes into our inventory, we look at the things that cost real money:

  • Roof condition and any signs of leaks
  • Soft spots in floors and subfloor around plumbing
  • Plumbing, supply lines, drains, water heater age
  • Heating and air conditioning operation
  • Electrical panel and outlets
  • Windows, doors and seals
  • HUD certification label for homes built after 1976
  • Title and lien status

We tell you what's wrong, too

Every used home has something. A nineteen-nineties single-wide with original carpet is going to need flooring eventually. A home with a fifteen-year-old water heater is going to need a water heater. We list the known issues on the listing and mention them again when you tour the home.

That's unusual, and it costs us some sales. But our name is on the door, and Alex would rather lose a deal than have a buyer discover a soft floor two months after moving in. That's the whole reason people send their friends to us.

Bringing a used home up to date

If you're handy, a used home that needs cosmetic work can be a genuinely good deal, paint, flooring and fixtures are inexpensive compared to structural work. If you're not handy, buy one that doesn't need it. We'll tell you which category a home falls into and roughly what the work would cost so you can decide honestly.

One caution: be careful with homes that have been 'flipped' quickly. Fresh paint over water damage is a classic. We'll show you what to look at so you can spot it yourself.
