The three ways people pay for a mobile home
Cash is the simplest and the strongest position. You avoid loan fees and interest, you can usually negotiate a better price, and a cash sale can close quickly once the park approves you. If you have the funds, it's worth considering even if you could finance.
A traditional manufactured home loan comes from a lender who specializes in this type of property. Because these homes can be titled as personal property or as real property depending on whether they sit on owned land, the loan products differ. Expect the lender to care about age, condition, whether the home is on owned or leased land, and your credit.
Seller terms, sometimes called owner financing, mean the seller carries the note. It's not available on every home, but when it is, it can be a practical path for buyers who don't fit a bank's criteria. Ask us whether it's on the table for a specific home.

What lenders tend to look at
Most lenders will want to see steady income, a credit history, and a debt-to-income ratio they're comfortable with. They'll also look hard at the property: the home's age, its condition, whether it's permanently affixed, and whether the land under it is owned or leased.
Homes on owned land are generally easier to finance and often get better terms. Homes in parks are financeable too, but fewer lenders will touch them and the terms reflect that. Older homes and homes with condition problems are the hardest of all, which is often why a cash purchase of a fixer makes sense.
What we can and can't do
We're a licensed Nevada dealer, not a lender or a mortgage broker. We don't set rates, we don't underwrite loans, and we won't pretend a rate is locked when it isn't. What we can do is tell you which options realistically apply to your situation, connect you with people who work with manufactured homes every day, and make sure the home you're buying can actually be financed before you start paying application fees.
That last part matters. Some homes simply can't be financed by a conventional lender, no HUD label, structural problems, title issues. We'd rather find that out before you spend money on an appraisal.
Ask before you assume you can't qualify
A lot of people rule themselves out before they ever ask. If your credit isn't perfect, if you're self-employed, if your income is irregular, if you're retired and living on fixed income, there may still be a path. Sometimes it's a smaller home, a larger down payment, or a seller-financed deal.
