Mobile Homes in North Las Vegas, NV

North Las Vegas has grown fast, and that growth has done something useful for buyers: it's kept more of the valley within reach of an ordinary budget. For manufactured housing, the north side offers a real mix, older parks with lower lot rents, newer communities near Aliante and the northern beltway, and land outside park boundaries where you can put a home of your own choosing.

It's also a part of the valley where knowing the specific street matters. Two parks a mile apart can have very different management, different rules and different monthly costs. That's the kind of thing we'll walk you through before you apply anywhere.

Affordable entry on the north side

If you're working with a modest budget, North Las Vegas is usually where we start. The homes tend to be more affordable than comparable homes in Henderson or the west valley, and lot rents in the older parks are generally lower. For a first-time buyer or someone rebuilding after a hard stretch, that difference is meaningful.

The trade-off is condition and age. A lot of the north-side inventory is older, and older homes need attention, roofs, cooling systems, plumbing. We inspect what we list and we tell you what we find. If a home needs a new roof in the next couple of years, that's part of the conversation before you make an offer.

  • Lower entry prices than much of the valley
  • Established parks with lower lot rents
  • Newer communities near Aliante and the beltway
  • Land options on the outer edges of the city

Commuting from the north

North Las Vegas sits against I-15 and the 215, which makes it practical for work downtown, on the Strip, at Nellis, or in the industrial corridors to the north and east. If your job is in Henderson, budget real time for the drive, the valley is bigger than it looks on a map.

We'll ask where you work for exactly this reason. A beautiful home with a brutal commute stops being a good deal after a couple of months.

Parks, rules and the application

Most of the manufactured housing on the north side is in parks, which means the park has to approve you before you can move in. That's a credit check, a background check and proof of income, with an application fee that's usually non-refundable. It's routine, but it does take preparation.

We help you put the application together properly and follow up with the park until there's an answer. If one community says no, we'll look at others, or at a home on land, where no park approval is needed at all.

Selling a home in North Las Vegas

If you own a home up north and want to sell, we'll come to you. Evenings and weekends are fine; Alex keeps 24/7 hours. We buy as-is and handle the title work, or we can help you sell it to a retail buyer if the home is strong enough to get a better price that way.

Either way you get a straight answer about what the home is worth, including the bad news if there is any.
