But 'in Summerlin' isn't the same as 'near Summerlin'. There are manufactured homes on land and in parks in the surrounding west valley, and there are lots where a new home can be placed, all within a reasonable drive of Summerlin's schools, shopping and the Red Rock side of town. That's the realistic path, and we'll help you find it rather than waste your time on listings that don't exist.
What's actually available near Summerlin
In practice, buyers who want a Summerlin-adjacent address usually end up in one of three situations. First, a manufactured home on privately owned land in the west valley, no park, no lot rent, but you take on the land, utilities and upkeep. Second, a home in a park a short drive out, which keeps costs down but adds commute time. Third, ordering a new manufactured home and placing it on a lot you own.
Each has a different financial profile. Owning land west of town is expensive relative to the rest of the valley, and that cost dominates the decision far more than the home does. We'll show you real numbers rather than a sales pitch.

Why buyers look west
Schools, proximity to Red Rock, the trail systems, and a general reputation for well-kept neighborhoods. Those are the reasons people tell us they want Summerlin, and they're good reasons. The question is whether you need to be inside the boundary or merely close to it.
Being five or ten minutes outside often means a meaningfully lower price for the same square footage. If the school assignment is what matters, check it carefully before you buy, school boundaries don't follow marketing maps.
Land, zoning and the questions to ask first
Putting a manufactured home on land in or near Summerlin means checking zoning for that specific parcel, confirming water and sewer availability, and verifying access for a transport truck and the setup equipment. Some HOAs and planned community covenants restrict manufactured housing outright, and that's binding regardless of what the county allows.
We'll help you work through those checks before you order a home. It's much cheaper to find out now than after a deposit is paid.
Selling near Summerlin
If you own a manufactured home in the west valley and want to sell, we'll come out and look at it. Homes on owned land in desirable areas often do well with a retail buyer, and we'll tell you if that's likely to net you more than a direct purchase.
